The developer of Fifth Avenue Estates in Niverville has come up with a revised plan to rezone some of the lots in the development from R1 to R2 to accommodate the construction of duplexes. A previous plan to change 27 lots to R2 was denied by town council last September after many residents opposed it on the basis that they want only single-family homes in the neighbourhood. Mayor Myron Dyck says the developer was back before council Tuesday evening with a revised plan.

"In the past, there was a combination of lakefront lots as well as non-lakefront lots and it was a larger number of lots they were looking to change from R1 to R2. But there are now just ten lots. They are interior lots between two streets, Breckenridge and Hawthorne. These properties would face north on Breckenridge but they are not lakefront lots, they are interior lots."

Dyck says the developer made the case that there is demand from clients for duplex housing there and this new proposal takes into account the concerns from neighbours about the aesthetics of the existing development and that lakefront lots remain single-family only. He adds town council has approved First Reading of the new bylaw and emphasizes that this doesn't necessarily mean that council supports the plan.

"First Reading was given so it can trigger the Public Hearing process. It will be duly advertised and it is to be held at the council meeting on the 20th of March."
