A retail/commercial building is being planned on the site of the former Husky service station at Highway #12 and Loewen Boulevard in Steinbach. Developer Mike Fast appeared before city council Tuesday, asking for a variance to allow a zero setback on the north side of the property, the same as two buildings just to the north of the property.

Map showing the location of the building on the site. Two entrances on Loewen near Hwy #12 would be closed with one entrance further to the west."We purchased this property not that long ago. It's the old Husky gas station, we all know it, on the corner of Loewen and #12. We'd like to put up a commercial building that would be retail and commercial together. It's shown at about 6,000 square feet and we're asking for a variance for the north side yard."

Fast also offered the city a 30 x 40 foot piece of the property along the corner of the intersection so it can one day add a turning lane off of Highway #12 onto Loewen Boulevard.

"Through discussions with the administration, there have been quite a few plans to improve the Loewen corner with the #12 corner, so they had asked us for a 30 x 40-foot cut. We've noted that in our plans and we're prepared to give that to the city for future use. We're prepared to give that over so that you can have a dedicated turning lane one day. They're talking like 2020 or 2021 is what engineering gave us as the possible timeline for that happening."

City council was unanimous in approving the variance and in accepting the piece of property.

Fast says the building will have four businesses and will face south.
