Clearspring Centre received approval from Steinbach city council Tuesday for a variance that will allow the construction of a new building on the mall parking lot, between Boston Pizza and Staples. Mall manager Bob Frey gives us some hints as to what is coming.

"We are building a new commercial retail unit that will have two tenants. I can tell you that they are both food uses and they are names that we will really welcome to Steinbach."

One of the outlets will have a drive-thru which Frey says is another hint. He adds construction of the 3,600 square foot building (1,800 square feet for each tenant) is scheduled to be completed in early fall with the food outlets to open about three months after that.

Frey notes that as part of this development, the service road that leads to Ledingham GM will be moved a little to the west, so it lines up with the access that comes out of the Boston Pizza parking lot.

"The existing service road for Ledingham was put there when the building was built. That's some time ago and since then, the traffic volume coming off of Highway #12 onto the Clearspring lot and onto the Ledingham lot is up 10 times. So, the congestion at that corner, for customers leaving Ledingham, or wanting to get to Ledingham, it's a real problem."

Frey says the new service road will run right in front of the new building that is going up.

Deputy Mayor Michael Zwaagstra moved approval of the variance, saying the five foot difference in the frontage will have no impact on any other businesses there. He adds council is also pleased to accommodate more businesses coming to the city.

"I think it's great when we see businesses continuing to grow and expand within our city. We are all excited to see what new business comes in right by Clearspring Centre."
