Steinbach City Council has given final approval to a rezoning application that will allow a three-storey apartment building to be constructed at 40 First Street. 

At a recent council meeting, the City granted third and final reading to the bylaw. The process began with first reading in October 2024, followed by a public hearing in November 2024. No formal objections were raised during the hearing. 

Bylaw 2253 changes the zoning of the property from Residential Low Density (RLD) to Residential Medium Density (RMD), clearing the way for a 16-unit multi-family development on the corner of First and Giesbrecht Street.

City Manager Troy Warkentin said the applicant, Kingdom Home Building Inc., has continued working with administration to meet all necessary requirements. 

“That has now gotten to the point where a development agreement has been prepared and has been signed by the applicant. As such, all of the conditions that are required for this rezoning application have mostly been completed.” 

Warkentin recommended council approve third reading of Rezoning Bylaw 2253, subject to the development agreement. 

Councillor Jac Siemens noted that the building design is very unique. 

“The building takes up majority of the lot, and the parking will be directly under the building, but it won't be an enclosed parking, so the three stories will be elevated with parking underneath. We have not seen one of those before in Steinbach.” 

Councillor Susan Penner said the project is a good fit for the area. 

“There's been a lot of redevelopment on First Street, which has been really nice to see. This is also a really efficient use of land with having the parking under and the units on top. So, I'm looking forward to seeing this project go forward.” 

With unanimous support from council, the project now has the green light to move ahead, marking another step in the continued growth and redevelopment of First Street. 

First Street and GiesbrechtOver the last few years, First Street has seen numerous multi-family projects developed, and the proposed project is adjacent to an existing multi-family building.
