Two 10-unit seniors housing complexes are set to be built on 4 lots along Beaver Crescent in Steinbach right behind the St. Paul's Lutheran Church.

The developers applied for a conditional use permit to allow for these facilities to be built in a Residential Low-Density area. At a public hearing on Tuesday, Steinbach CAO Troy Warkentin says a very similar plan was actually approved by city council 20 years ago.

"The properties were subject to a previous rezoning application to change the zoning from RLD to RMD (Residential Medium Density) back in 2001 and that was for the purpose of developing a seniors housing complex. The rezoning was approved."

Warkentin says due to an oversight, the properties are still zoned RLD in the city’s current zoning bylaw.

On behalf of the development group that owns the property, Len Neufeld presented their current plans to city council during the public hearing.

"We intent to amalgamate the lots into two lots instead of four and one building on each lot. These buildings will be a home for 10 seniors each who will require some amount of homecare and are under the Family Managed Care Program. The buildings are intended to be very residential in look and feel so that it is truly their home."

Neufeld says each building will only be one storey tall. He notes the seniors in these two facilities will be cared for by Silver Lining Care.
